Beacon condos in Sarasota will include indoor pools for each unit


The Sarasota condo market has several options, but a new project that recently received approval from the Sarasota Development Review Committee site would bring something entirely new to potential buyers.

The Beacon, a nine story condo development project at 1243 2nd St., will feature full story condos, with each condo having its own indoor pool.

The development was initiated by Noble Equity LLC, based in Sarasota, with John Prosser being the lead developer for the project.

“There are a lot of great products in Sarasota, but a lot are very similar,” Prosser said. “We are planning to bring something that has never been seen here before.”

Luxury condos in Sarasota are typically located on the water with stunning views of Sarasota Bay or the Gulf of Mexico.

The Beacon Viewing Corridor will include Sarasota Bay, as well as the downtown Sarasota skyline.

Prosser said that in order to reach the view corridors for all units, the ground floor had to have 24-foot ceilings. This will include the seven-seater garage, he noted.

“It will be a huge space,” he said of the ground floor of the property. “You will have the impression of entering a cathedral.

Both one-story condos will have 12-foot ceilings, but the duplex condo below the penthouse will also have 24-foot ceilings on the first floor.

The number of units in the project is atypical for the condos in this sector.

There will only be four condos in the project. The first two will have an area of ​​approximately 3,800 square feet on one level. The other two condos will consist of two floors and will have approximately 7,500 square feet of interior space.

Dyrk Dahl, real estate agent at Coldwell Banker Realty, has been involved in real estate in Sarasota for 23 years and has worked on other luxury condominium projects like One 88, The Strand and The Orange Club. He co-registered the project with Elite Realty Brokerage.

“There will be nothing like it,” he said.

He noted that in North America there are only a handful of condominiums that offer private indoor pools for each.

Dahl said that while city skyline views may not be as common in Sarasota, he pointed out that many condominium sites along the waterfront are either developed or soon will be. He said that future condo development will necessarily be more urban in nature.

Prosser said that after the project received site approval earlier in June, architects at Miami-based 5G Studios began making slight adjustments to the final plans before applications for building permits were filed. .

He plans to lead the way this fall, possibly September or October, depending on the clearance process.

The one-story condos on the project have been sold, Prosser said. The penthouse is for sale for $ 5.7 million and the other condo is for sale for $ 4.95 million.

“When that is done, we will win the building of the year,” he said. “You certainly won’t miss it.”
